Prepare Now For Your Future at Heartwood

We anticipate that demand will be high for the Heartwood neighborhood and aim to make the sales process as fair and seamless as possible.
Sales will begin on Wednesday, June 30. Two purchasing paths are available for homes in Heartwood. More details are below.
Now is the time to prepare, and we are here to help guide you. Those interested in purchasing a home are encouraged to read through this entire page and take the following steps in order to be ready to submit an application.

How to Purchase – Step 1: Explore the Neighborhood

Heartwood offers 11 home models ranging from 1,389 to 2,610 square feet to accommodate a variety of household needs and sizes. Prospective homebuyers can explore the options available on the home models page and see which models fit on which lots on the lot map and lot accommodations page. The model home is available to tour virtually 24 hours a day.


How to Purchase – Step 2: Watch the Virtual Informational Session

If you weren’t able to attend one of the Virtual Heartwood Homebuyer’s Informational Sessions on Wednesday, June 2, you can view the recording of the 6 p.m. session at the link below.
Prospective homebuyers who attended met the Heartwood Team and heard about the neighborhood and process for purchasing a home from representatives from the GCRA, Keller Williams Realty – Team Dynamo, the Home Builders, and the City of Gainesville’s Department of Housing and Community Development.


How to Purchase – Step 3: Determine Your Purchasing Path

Leading up to June 30, prospective homebuyers will need to determine their purchasing path.
22 of the homes will be sold as a home & lot combination and a construction to perm loan or cash will be required.
11 of the homes will be reserved for the Dreams2Reality program, available through a partnership with the City of Gainesville’s Department of Housing & Community Development. These homes will require a traditional mortgage.

Those meeting the following criteria can qualify for Dreams2Reality financing:
Does not currently own a home and has not owned a home since June 30, 2018
Currently resides in Alachua County
Household income falls within the 2021 HUD Income Limits (see form below)
Must contribute 2% of the sales price
Able to obtain a preapproval letter from a certified lender

Those selected to move forward will be required to attend a mandatory Homebuyer Education Workshop, which will be scheduled upon selection.

How to Purchase – Step 4: Connect with the Realtor

Now that you know your home model, lot, and purchasing path, click the button below to fill out the Heartwood Homebuyer Interest Form. The Interest form will connect you with Keller Williams Realty – Team Dynamo, who are working with prospective buyers on financing in preparation to make an offer when the homes go on sale.

How to Purchase – Step 5: Apply Online

Apply on June 30 – Sales Day

The 22 homes requiring construction to perm loans or cash will go on sale simultaneously at noon on June 30. Applications will be accepted online and will be processed on a first-come-first-served basis. Early applications will not be accepted, but the application will be available to view before Sales Day.
Applications will require the following information and documents:
Home model choice
Lot preference
Current preapproval letter from a lender
Realtor Name and Contact Information
Lender Name and Contact Information
Buyer(s) Name and Contact Information

Applications submitted through the portal will be reviewed in the order they are received. All applicants will receive an automatic email notification when they have successfully submitted the application. All applications will be time-stamped upon receipt. Representatives from Team Dynamo will contact the first 22 applicants to make an appointment to finalize the offer and make a down payment. As applications are first-come-first-served, applicants must be available to meet with the realtor within 10 days of notification.


Apply for the Dreams2Reality Program June 30 – July 14

The application cycle for the Dreams2Reality program will run from 10:00 a.m. on June 30 through 10:00 p.m. on July 14. We expect there to be a high demand for these homes. Therefore, applications will be accepted online over the course of two weeks and after the application cycle closes, 11 applicants will be chosen at random to move forward. All applicants will receive an automatic email notification when they have successfully submitted the application.

Current preapproval letter from a lender
Realtor Name and Contact Information
Lender Name and Contact Information
Buyer(s) Name and Contact Information

Those who are selected will be notified on July 16. In the event that one of the original 11 do not move forward, the 12th applicant on the list will be selected, and so on. Applicants will be notified if and when they are selected to move forward.
Note: The Department of Housing and Community Development’s regular Down Payment Assistance program is not available for purchasing a home in Heartwood.
